What must be handled before the final move-out review.
The goal is simple: return the home clean, empty, documented, and ready for final inspection. Missing receipts, missing keys, utilities turned off too early, or items left behind can delay the process.
Cleaning
The home should be fully cleaned, including kitchen, bathrooms, appliances, floors, baseboards, cabinets, drawers, fixtures, and all interior areas.
Carpets
If carpet cleaning is required, use a professional carpet cleaner and keep the receipt. Upload the receipt before or immediately after move-out.
Utilities
Utilities should remain active through your move-out date and final access period unless otherwise instructed by management.
Keys & Devices
Return all keys, mailbox keys, garage remotes, gate cards, fobs, parking passes, and any other property access devices.
Personal Property
Remove all personal belongings, trash, furniture, boxes, chemicals, garage items, attic items, and exterior debris from the property.
Forwarding Address
A forwarding address is required so management can process required move-out correspondence and deposit disposition documents.

Yes. A move-out conversation is not the same as a complete written notice. Use the official notice process once the form is live.
When should utilities be turned off?
Utilities should generally remain active through your move-out date and final access period unless Clear Direction Real Estate gives different instructions.
Do I need to upload cleaning receipts?
Yes, if cleaning or carpet cleaning receipts are required, upload them so they are attached to your move-out file.
Can I leave items behind?
No. Personal property, trash, furniture, chemicals, boxes, and exterior debris should be removed before surrendering the property.
Do I need to provide a forwarding address?
Yes. A forwarding address is needed for move-out correspondence and deposit disposition processing.
When will I receive my security deposit?
Security deposit dispositions are processed in accordance with Texas law after the property is inspected and all outstanding balances are determined with 30 days.
Do I need to mow the lawn before moving out?
Yes. If lawn care is the tenant's responsibility under the lease, the yard should be properly maintained through the move-out date..
Do I receive a copy of the move-in or move-out report?
Yes. These reports are completed by our team for documentation and may be provided through the tenant portal or by request.
