Rental Application Criteria

Tenant Criteria

As a company, we do business in accordance with the Federal Fair Housing Law and welcome  Persons of all Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin. 

Please be prepared to pay the non refundable application fee. 

In addition to this rental application, you will also be required to provide a copy of a valid form of identification, such as a driver’s license, proof of all income you would like considered as means to pay rent as well as a bank statement for income.  

(We may require other documents during the screening process) 

The following is the APPLICANT CRITERIA: Including, but not limited to:

– CREDIT CRITERIA, RENTAL HISTORY CRITERIA, INCOME CRITERIA,CRIMINAL CHECK, BACKGROUND POLICY, and PET POLICY

Please read the following policies. If you feel you meet the qualification guidelines, we encourage you to apply. We do process all applications received. If there are multiple applications, the most qualified AND earliest start date applicant will be approved. (Example: Second most qualified could be selected if they can start a lease first.)  

Each background is evaluated on a case-by-case basis. Negative history is not an automatic denial.(In many cases for questionable situations, we’ll get the owner’s input.

Please note: Incomplete applications will not be considered, and refunds will not be issued. 

PROCESSING FEES:  

There is a non-refundable processing fee for each applicant. Applications are completed online only. We will not accept any other application form.

**HomeHubPM nor Clear Direction Real Estate LLC will ever accept any funds other than an application fee prior to an approved application**  

  1. Each person 18 years of age and older who will occupy the home (for more than 10 days during the year) must complete, sign, and pay for an application. Applications will not be considered complete nor reviewed until every applicant over 18  who will occupy the  property has been completed, signed, provided all documents and paid their application fee. (Failure to disclose occupants is grounds for immediate eviction, as this is a lease violation.)  
  2. Our residences are non-smoking properties (incl. garage space) 
  1. Renters insurance is required to reside in our managed properties. Clear Direction Real Estate LLC  must be named as an additional insured in the policy. If you cannot find a provider you can locate one on our portal. (We are not affiliated and receive no zero compensation.) 

CREDIT CRITERIA:  

Each background is evaluated on a case-by-case basis. Negative history is not an automatic  denial.(In many cases for questionable situations, we’ll get the owner’s input for final approval 

or denial.) Bankruptcy is not an automatic denial. The status and age of the bankruptcy may  determine if an application is accepted, the Landlord reserves the right to increase the deposit,  rent, or deny the applicant altogether. 

The application may be denied if more than 50% of credit accounts are showing as delinquent  and/or in collections/judgment. If allowed by applicable law, Clear Direction Real Estate may  make an exception to the above Credit Requirements upon Applicant providing a higher  security deposit, a higher monthly rental rate, or a combination thereof. 

  1. Credit status will be checked via the appropriate Credit Bureau to determine a credit score and other reporting sources. Scores from third party sources which we do not pull will not be accepted.  
  2. Reports supplied by applicants cannot be accepted. Clear Direction Real Estate is also not  authorized to disclose specifics regarding our findings. We can advise which bureau provided  the info, but you’ll need to get details from them directly. 

RENTAL HISTORY CRITERIA:  

The previous two (2) years of rental or residency history is required. The credit report and other  sources of rental history will be checked to verify resident and rental history information.  Applicants must provide the address and dates of tenancy for the previous two years, along  with the respective Landlord’s phone number and/or email address (We do not take rental  verifications from family members or friends unless proof can be provided that you rented from  that family member). An application could be denied if there are any previous or pending  evictions on record, defaults in lease agreements, multiple non-sufficient funds, multiple late  rental payments, or outstanding balances owed to another Landlord within the last 5 years, if  the landlord accepts an applicant with a negative history the landlord may charge a higher  deposit or rent. Clear Direction Real Estate reserves the right to deny an application if, after  making a good-faith effort, Clear Direction Real Estate is unable to verify the Applicant’s rental  history. Satisfied or dismissed evictions may be considered with proper documentation. If the  Applicant owned, rather than rented, their previous home, the Applicant may be required to  furnish mortgage company references and proof of title ownership or transfer. 

INCOME CRITERIA: 

All applicants must provide proof of income. An applicant may be denied if the combined gross  monthly income of all persons living at the Property is less than 3 times the monthly rental rate  of the Property. Applicants that do not meet the above income requirement may be given the  option to pay multiple months of rent in advance, to pay a higher security deposit, or a  combination thereof. Unverifiable income cannot be considered. 

Required documents for processing application: 

  • Copies of the last 2 consecutive months of pay stubs, must be a complete stub with YTD  calculation and net and gross pay. (we will also verify with your HR, your application will be on  hold until we hear from them) 
  • Copies of the last 2 months bank statements 
  • Any other proof of income considered to pay rent. 

Any of the following may be requested to verify the Applicant’s income: 

  • Previous W-2 or 1099. Self-employed applicants must provide the previous two years.
  • Proof of child and/or spousal support payment 
  • Proof of social security income, disability income, or other government
  • Income Proof of retirement income 
  • Proof of trust fund income 
  • Current offer letter for new employment 
  • Financial aid and/or scholarship documentation 
  • Housing vouchers. Income requirements will apply to the household’s share of the monthly  rent. 
  • Any other legal, verifiable source of income paid directly to the Applicant or representative of  the Applicant 

IDENTIFICATION REQUIREMENTS: 

All Applicants must provide valid government-issued photo identification. All Applicants must  also provide a valid Social Security Number, Individual Taxpayer Identification Number (ITIN),  Employment Identification Number (EIN), or I-94 for verification purposes.  Non-U.S. Citizens must be able to provide documentation from U.S. Immigration to verify legal  residency in the United States as of the effective date of the lease agreement. 

CRIMINAL CHECK and BACKGROUND POLICY:

A thorough criminal background check will be conducted. Failure to disclose could be grounds  for denial. Felonies involving person or property convictions could be cause for automatic  rejection (this is case by case). will consider the nature of the crime and the severity of the  crime, along with how much time has passed since the criminal activity and the release from  any imprisonment, parole, or probation that resulted from the criminal activity.  Persons who are listed on any sex offender list will most likely be denied. Applicants with  convictions relating to crimes involving violence, gang activity, arson, or injury to persons will  most likely be denied. Applicants who have been recently released from prison, parole, or  probation may be required to provide additional information and/or references. Review the attached list of offenses that are cause for rejection. Your application authorizes  Clear Direction Real Estate to perform a Criminal Background check on you. The following  offenses are cause for automatic rejection: 

  1. Arson or Destruction of Property  
  2. Burglary 
  3. Indecency with a Child  
  4. Kidnapping 
  5. Lewd Behavior  
  6. Manslaughter 
  7. Murder  
  8. Molestation 
  9. Organized Crime  
  10. Prostitution 
  11. Rape 
  12. Robbery 
  13. Sale/Manufacture of Drugs  
  14. Any Sex Crimes 
  15. Stalking  
  16. Terrorism 

Any other offense may be cause for rejection or for special provisions to be added to your  lease, such as Bad Checks would be cause for us to not accept rent payment by check. 

SMOKING POLICY: 

NO SMOKING ALLOWED in the home or within 25 feet of the home and the surrounding  neighbors. Smoking is considered to be the use of cigarettes, vaping, e-cigarettes, and other  forms of smoking. Clear Direction Real Estate does not allow smoking in or on the property, or  within 25 feet of any entrance of the property or a neighboring property. Clear Direction Real  Estate reserves the right to not process applications and rent to applicants who smoke. Any  exceptions to this are on a case-by-case basis and may require a higher deposit. 

**READ THIS SECTION, ACTION REQUIRED!!!** 

ANIMAL POLICY:  

Specific animal policies may vary depending on the property and landlord.  

Our animal policy is as follows, and this is not an agreement to allow you to have an animal. An animal agreement must be in place BEFORE you bring any animal on the property. All animals must have current shots. When you apply to have an animal agreement, a current picture of the animal must be  submitted, along with their shot records to our screening service.

All animals will have an additional application fee, animal fee, monthly animal fee, (1) one-time non refundable animal fee or a combination thereof will be required. Where applicable, If an animal is a registered service animal, proper documentation must be provided at the time the application is received. If an animal is considered an emotional support animal, a doctor’s note from a licensed  medical professional that is considered capable to deem such an animal as an emotional support animal will be required at the time the application is received and will be verified. Such doctor’s note deeming an animal an emotional support animal must state that the applicant has a medical condition that  can be alleviated with such an emotional support animal, if such information cannot be  provided and verified by us  the standard animal policy will apply.  

**THERE WILL BE A SEPARATE ANIMAL APPLICATION AND FEE (per animal, paid to the screening  company) REQUIRED** 

For residents with assistance animals or without animals, there is no charge ($0) to make an Assistance Animal Accommodation Request or to create a No Pet / Animal profile.

All animals are on a case-by-case basis. If your animal is accepted you’ll be required to complete an animal addendum.

The yard must be picked up at least twice weekly. Fences will be maintained by the tenant to  ensure the animal remains in the yard unless caused by an act of God. Animals will not be allowed loose outside of the backyard. No dogs will be allowed in a home that does not have a fenced yard. Failure to maintain waste removal may incur charges for animal waste removal company to come out. 

CONDITION OF MOVE-IN: 

  1. All utility accounts must be transferred into the residents’ names as of the date of  possession. We will have canceled all utility services by the move-in date.
  2. Security and Pet Deposits will be paid at the time of lease signing. (unless otherwise stated)  Only Cashier’s Checks, Money Orders, or Online portal payments will be accepted (online portal  payments require a 4 business day clearing time before possession).  

If, after reading the above and reviewing our Credit, Rental, Income, Criminal and Pet Criteria,  you consider yourself qualified under these guidelines, please understand the following: 

  1. We will not process your application without the correct funds and all documentation being  submitted together. Your application will be held in an incomplete status or denied.
  2. Once we notify you that your application has been approved, we will create the lease and  send it to you for signature, the lease must be signed and returned within 24 hours of your  receipt.  

DEPOSIT REQUIREMENT: 

An initial deposit will be required within 24 hours upon approval of the application. The minimum deposit amount is listed within each listing for each available Property. Clear Direction Real Estate reserves the right to increase the required deposit in instances when an  application does not meet Income Requirements or Credit Requirements when there is a  negative or lack of Rental/Residency History, when there is one or more pets on the application,  or a combination thereof. 

MISCELLANEOUS APPLICATION INFORMATION: 

The application is not considered complete until this fee is received. 

Application fees are non-refundable, even if the Applicant is denied tenancy. All Applicants are judged on the same Rental Criteria. It is the Applicant’s responsibility to  review the Rental Criteria and to provide with the necessary evidential documentation and/or contact information to verify the information provided in the Application. Clear Direction Real Estate reserves the right to decline any application for incomplete or untruthful information or documentation. Clear Direction Real Estate also reserves the right to decline any application for the Applicant’s delay in providing Clear Direction Real Estate with information and/or documentation needed to verify the Application.
